Empty property rates why pay them?


From 1st April 2008 full non-domestic rates are payable on all empty industrial and commercial properties.

In the past there were no business rates payable on empty factories and warehouses and only 50% of business rates were payable on other empty commercial property following a 3 month rate free period.

Owners of vacant factories and warehouses in England and Wales now have to pay full rates once their property has been empty for six months. Other vacant properties are entitled to 100% relief for the first three months only and are subject to full rates thereafter.

Under current rating regulations, if an empty property is occupied for at least six weeks and then falls vacant again, it qualifies for another exemption period of six months (warehouse and industrial property) or three months (all other property).

The Process
1. We will ask for premises details;
2. We will find a potential client;
3. The client will view the site;
4. If suitable, the client will make an offer through ourselves;
5. Contracts will go to solicitors;
6. Completion will be immediate, on approval of contracts;
7. Occupation will take place ASAP thereafter;
8. Our client will register and pay for the non-domestic rates, utilities and insurance.
9. The landlord will pay 40% of the rate saving in advance till this agreement ends
